Supports the Development Processing Center (one-stop shop consolidating major development activities in one location and issues planning & building permits.)
Prepares County General Plan and provides Zoning administration for resource conservation and urban development for the unincorporated area.
Prepares Community plans for the unincorporated geographic sub-area to carry out the General Plan's intent
Prepares specific plans for the unincorporated area and corridor plans integrating land use, flood control, highway, harbors and beaches, local parks and trails.
Processes privately initiated development proposals and makes recommendations on planning applications to the Orange County Planning Commission and Board of Supervisors.
Conducts hearings on planning permits.
Assures compliance with California Environmental Quality Act for all County initiated and County approved projects.
Reviews and analyzes Annual Monitoring Reports to implement the County Growth Management Program.
Processes and approves development projects in the unincorporated area including tentative subdivision maps and subdivision improvements.
Administers the County Master Plan of Drainage.
Reviews and approves grading and building plans.
Issues and inspects grading, building, plumbing, electrical and mechanical permits.
Enforces safety codes, ordinances, and statutes related to construction and use of property in unincorporated areas.
